Subject: Important Updates on the Beach House Restructuring Process

Dear Beach House Golf and Racquet Club Owners,

Lemonjuice Solutions (LJS) is pleased to share several key updates regarding the successful restructuring of the Beach House Golf and Racquet Club. As of May 21, 2025, Beach House has officially transitioned from a timeshare model to a traditional condominium structure. This milestone follows the formal recording of termination and governance documents with Horry County.

 Governance Updates

  • Timeshare Program Terminated effective May 21, 2025.
     
  • Board Appointed as Trustee to carry out all legal and procedural steps related to the transition.
     
  • Trustee Authorized to sell or partition the property and distribute net proceeds in accordance with governing documents and South Carolina law.
     
  • This decision was approved by over 90% of owners at the April 21, 2025 meeting.
     

 Sale of Property

  • The HOA has engaged Crexi, a leading online auction platform, to manage the sale.

Thank you to everyone who attended the Special Meeting of The Beach House Golf and Racquet Club Homeowners Association held on Monday, April 21, 2025.

On behalf of the Board and Lemonjuice Solutions, we are pleased to announce that the vote to terminate the timeshare arrangement and authorize the sales process has succeeded. This is a significant milestone in the effort to transition the property from a financially burdened timeshare model into a marketable asset.

The primary objective is to provide a return to qualified owners after all legal and financial obligations have been fulfilled.

What’s Next?

1. Board Approval of Final Documents

Final meeting minutes and termination documents will be distributed for Board review and signature.

2. Recording with Horry County

This step will formally complete the legal termination of the timeshare structure.

3. Sales Process Initiation

Status: In Progress 

Key steps include securing title insurance and conducting a formal property appraisal.

The engagement of broker and auctioneer is underway.

4. Owner Communications

Frequency: Monthly

Owners will receive regular updates to ensure transparency and maintain confidence throughout the process.

5. Auction & Closing Timeline

Tentative Auction Dates: July 14–16, 2025

Estimated Closing Date: August 19, 2025

6. Owner Distributions

Distribution of net proceeds will begin shortly after the property closing.

Dear Owners,

This is an update following our communication of February 11, 2025. For full details, visit Beach House Restructuring.

Key Updates:

  • Structural Maintenance: Burst pipes caused damage; contractors are assessing and repairing.
  • Financial Overview: Monthly expenses are $30,000; management fees deferred until April/May 2025.
  • Termination Vote & Sale:  NEW DATE WILL BE FORTHCOMING!  A special meeting to vote on ending the timeshare, allowing the property to be marketed for sale, with a target sale within 120 days.
  • $250 Deed Back: 105 payments sent; 143 pending due to deed errors, which are being resolved.
  • Special Meeting Notice: Only owners current on dues (up to 2023) will receive voting proxy forms.

Next Steps:

  • Share repair proposals and ensure compliance.
  • Send special meeting notice and confirm ownership percentages.
  • Clarify voting eligibility and finalize deed corrections.
