Important Notice for Beach House Owners – Your Vote Matters

Dear Beach House Owners,

The Board of Directors has determined that, due to ongoing financial and operational challenges, it is in the best interest of the Association to terminate the current timeshare program ahead of its scheduled expiration. If approved, the property would be sold, and each owner would retain an undivided interest as tenants-in-common.

You will  receive by mail and email in the next few days:

• The Official Notice of the Special Meeting on April 19, 2025
• A Proxy Appointment Form
• A Written Consent Form to approve the proposed measures

Why This Matters

To move forward, the proposal requires:

• 60% approval from eligible owners
• A majority quorum at the Special Meeting
  Owners more than two years delinquent may not be eligible to vote per South Carolina law.

Take Action by April 18, 2025, at 5:00 PM:

Please return your Proxy Appointment or Written Consent to ensure your vote is counted.

Dear Owners,

This is an update following our communication of February 11, 2025. For full details, visit Beach House Restructuring.

• Structural Maintenance: Burst pipes caused damage; contractors are assessing and repairing.
• Financial Overview: Monthly expenses are $30,000; management fees deferred until April/May 2025.
• Termination Vote & Sale:  NEW DATE WILL BE FORTHCOMING!  A special meeting to vote on ending the timeshare, allowing the property to be marketed for sale, with a target sale within 120 days.
• $250 Deed Back: 105 payments sent; 143 pending due to deed errors, which are being resolved.
• Special Meeting Notice: Only owners current on dues (up to 2023) will receive voting proxy forms.

• Share repair proposals and ensure compliance.
• Send special meeting notice and confirm ownership percentages.
• Clarify voting eligibility and finalize deed corrections.
